WHEN DID YOU KNOW WHAT YOU WANTED TO BE WHEN YOU GREW UP?

Was it when you were riding around in a little red fire truck, or the first time you had an accident? Was it your first tea party with mud pies, or your first dance? Maybe the first time you patched up a skinned knee, or put a splint on a birds leg? Or lost a tooth?

I remember. I was 8 years old and we were staying in a small, local hotel in Port Isabel, Florida.....it overlooked a school...and it was May Day...with a May Pole and everything!

That was the first time I realized that I wanted to be an Inn Keeper.....and since then I have stayed in 96 different Bed and Breakfasts. Some were quaint. Some fancy and full of antiques. One was "haunted", others rustic and some even dumpy. All had their own personalities and quirks, but.... ALL the Inkeepers were FABULOUS!

In 2004 I found my perfect location. It was a very unique property that was just six miles outside of the Town of Payson. It was almost 4 acres and it was zoned for commercial, residential and recreaction. It was also very run down and in need of repair.

The 19 williow trees that circled the the pond had not been trimmed in 15 years, some were lying in the pond and had to be removed. The property was ungroomed and the house was not finished. There was no road behind the pond at that time. I put that in later.

While sanding off the gray wood-fur from the house and bleaching and washing, we discovered the house was not sealed. Water was coming in from where the roof was mounted.They had never caulked between the roof and the house.

The steps up to the porch was a stack of pallets and there were no doors anywhare inside the house......but it had a one and a half Acre Spring Fed Pond and the water rights! I was in love! Spiderwebs and all!.

It took me 17 lenders to find one who would finance it. They put more money in the land than in the house. I ended up having to buy down the LTV to get it done.

In 2007 I bought the 2 one acre lots behind me that brought the property up the the top of the mountain. All was going well........than the recession of 2008 hit...and the housing industry fell apart. To this day....I am still upside down on the house. That is why a conventional loan will not work for me. I was 54 when I bought the property. It is time to finish my dream.

LOCATION - LOCATION - LOCATION

Payson, Arizona is only 1 hour away from the the Valley of the Sun yet literately a world away. Rich in western history, antique shops, museums, art galleries and a year round playground for outdoor enthusiast. It sits in the middle of the largest Ponderosa Pine forest in the world, with a pleasant climate and 4 mild seasons, it is the Festival Capitol of Arizona producing over 110 special events throughout the year and just 4.2 miles West of town, and 1.6 miles down a winding country road that follows the East Verde River is PARADISE and The Pond House at Flowing Springs Bed and Breakfast.

At the end of the road, is the beginning of Flowing Springs. Across the road from the East Verde River, the pond wall stands tall and majestic, with its Vinca Major, Irises, Poppies and other long established flowers covering its banks. The mature Weeping Willow trees that circle the pond are waving in the breeze, inviting guest to enter a property that is reminiscent of the Deep South, nothing like what would be expected to find in a desert.

Since the property is gated, those less fortunate only wonder what is at the top, although with reservations to be a special guest one can enjoy the walks in the garden, the pond wall and accommodations into a home away from home.

The setting is serine, as you walk around the pond wall in the clean mountain air, and watch the fish, ducks and perhaps a family of river otters come to play in the clear fresh water. In the late afternoon, you will be lulled to sleep by the waterwheel playing its lazy song as it drops the spring water from the mountain into the pond. The warmth of the sun, slipping through the trees, and the slight mountain breeze untangling the last bits of stress from the city and your nano-second world, providing a relaxing, peaceful atmosphere, and it seems that it all happens in an instant....

The Pond House at Flowing Springs provides lodging for those looking to mingle in nature and enjoy the many outdoor activities available. These accommodations are open to individuals, families, couples, groups, weddings, reunions and that is just to name a few. This will be a small, yet unforgetable bed and breakfast that is available at very competitive rates and guarantees to be the most unique in the area.

The Pond House at Flowing Springs is a newly established woman-owned business in the startup phase with the main objective being to provide a level of excellence to all customers. To realize this vision, the company will strive for a profitable growth, operational excellence, customer satisfaction, and strong brand positioning.

In this industry, a company builds its client base one guest at a time, predominately through word of mouth marketing. With that in mind, the keys to success for The Pond House at Flowing Springs include:

  • High-quality products and superior customer service.

The requested funding will enable the business to reach the next level of success. The funding will allow the lodging to begin and the business to be established. It will allow for the necessary remodeling needed to be the magical home away from home bed and breakfast envisioned. Through this venture, The Pond House at Flowing Springs is projecting a steady increase of revenue year after year and the abitity to fund all future growth of the company independently through increased revenues and profits. Growth and development will occur in three distinct phases:

Phase #1: Convert the Office into Living Quarters-

Add on a 10 x 22 foot addition to the existing patio. This will add on a Kitchen and an Office. Add a bathroom in the exsisting building, and changing some inside walls to convert into a Bedroom, Closet and Living room with Pantry.

Once this is completed the main house can be converted into 2 Rooms and a Common Room. The Kitchen and Laundry room will remain for now with a seperate side entrance. After Completion of Phase #3, this will be converted into another room, Making 3 Rooms and a Common Room in the origional house. (see plans Before and After in pictures below).

Phase #2: Converting The House into Bed and Breakfast -

The existing outside walls will remain. The only change will be adding an outside door to the Suite, and closing off the door to the Living Room with a wall.

We will also be adding a wall to separate the Kitchen and the Laundry from the Living Room. This will turn the Living Room, now a self contained area into the Common Room. There will be a new door installed between the Kitchen and the Common Room. Breakfast will be served in the Common Room.

In the remodeling double walls will be added for sound proofing the rooms. The two existing bathrooms will be remodeled, All heating and cooling will be updated with individual thermostats. New doors with new keyreading units will be added. Upgrading the patio area in the front with safety rails will also be necessary because the patio is elevated from the ground. The Pond House sits up on a hill, overlooking the pond.

After phase #3, the Kitchen area will be extended out to the existing deck in front with a door added and a separate patio. This will add on the 5 feet being pulled away from the room to keep the laundry room. A wall will be installed between the Kitchen and Laundry Room and a Bathroom added. The Laundry Room will remain. It has a separate side entrance. This will complete the 3 Rooms to the main house.

COMPANY SUMMARY

The Pond House at Flowing Springs will be a small Bed and Breakfast Resort located 6 miles outside of Payson, Arizona. We will service the growing Payson area with room accommodations, a full gourmet breakfast and a delicious soup and salad at night. The guests can choose to purchase food "setups" that they can grill themselves to complement the soup and salad for a complete meal.

These setups will be sold in the Inn Keeper Cottage Office and will consist of a potato, rice or vegetable and either fish,beef, pork or chicken. They will be packaged so the guest can do their own grilling at the gas grills located in the patio areas around the property.

The Pond House at Flowing Springs will offer relaxing, enjoyable lodging coupled with outdoor activities, and use of the property. With several different activities available guests can choose from hiking trails, boating on the pond in the paddle boats, canoes, or fishing boats, Kayaking, paddle boarding or fishing in the pond (fishing poles included),

They also have the hot-tub, the sauna, the game room,and the use of the common areas for relaxing and watching television. The library has multiple books and movies to borrow. There are also cable televisions with dvd players in each room. WiFi is also available on the property.

Because we back up to a National Forest, there will be quad rentals available from the property, and just outside the gate are multiple trails to explore, along with the old 1800's Love Lady Ranch, creeks, streams and rivers.

The property will utilize natural sources for power, and remain as wild animal friendly as possible. We are also planning to have a suite that is dog friendly with it's own back yard, patio and dog run.

COMPETITIVE EDGE

As a startup business, I believe that our competitive edge is twofold; it will make a sparkling debut as a valued company that consumers can trust; and its knowledge of the industry will yield a competitive edge in terms of cost-effectiveness and value that can be passed downed to it customers in pricing.

The Pond House at Flowing Springs will be the only "resort" type bed and breakfast in Payson with multiple services all available at one location. Some of these services will include:

  • Hiking trails on the property, and out into the National Forest from the property.
  • Private Lake on the property.
  • Fishing on the property that requires no special license (private land).
  • Quad rentals from the property.
  • Private tours from the property with guides.
  • Internet stations with free satellite service.
  • Soup and Salad served at night, with the option of guest purchasing set ups to complete meal.
  • The propety is adjacent to East Verde River and Webber Creek.
  • This is an Indian artifacts area.
  • Use of paddle boats, fishing boats, kayaks, paddle boards (lessons available) and canoes.
  • Fresh eggs and organic fruits and vegetables.
  • Comfortable home away from home.

 

CONCLUSION:

I am probably telling you too much, but I want you to feel my passion and realize that I am very well vested in both time and money in this project. I now have over 12 years in the clean up of the pond, the land, and the remodeling of the house.

I have Built a Road Behind the Pond, put in Trails to the top of the mountain. Built a Spring Box and a Waterwheel. The Eco System is now in perfect balance due to stocking of fish and aeration of the pond. The pond now makes its transition from Winter to Spring to Summer to Fall with very little help. It is healthy and clean.

I have cleaned up the Bog with a drainage system, and reclaimed the 1/2 acre for a garden area.

I have Built an Office and Remodeled the House up to the point of actually changing it into the bed and breakfast.

I have Built a Boat House with a Waterfall feature off its copper roof and a Floating Dock. I have Built a Floating Pier and Dock off the front of the main house.

I have put in many Patios and Decks, a Hot tub and Infared Sauna.

As I think you can see, this is not an over night thought. I have been working on it for years. I just did not think it would take so long for the economy and housing values to bounce back. And I certainly did not think I would get any older (or too old to finish it).
